The items below are necessary to assist in securing your property while keeping the facility safe, clean, and desirable. Your attention to these details and procedures is greatly appreciated. We are seeing an increase in these areas that are causing issues for management as well as other tenants.

Requirements to Enter and Exit the Facility

RECENTLY WE HAVE NOTICED OR HAVE BEEN CONTACTED BY TENANTS REGARDING CONCERNS FOR THE HIGH NUMBER OF TENANTS TAILGAITING AND RUSHING THE GATE WHILE IT IS OPEN TO ENTER OR EXIT THE FACILITY INSTEAD OF STOPPING TO WAIT FOR THEIR TURN.

We have received several calls regarding negative interaction between tenants from those that are following the entry/exit process and those trying to rush the open gate but become frustrated that they are being blocked from entry/exit. As owners we have experienced this ourselves entering and exiting the facility with tenants rushing to get it or out. Before this escalates into a bigger issue or we have some other negative event due to tailgating we are issuing the following notice and potential change.

Gate Entry & Exit

    • It is required for every tenant to enter and exit by entering your code into the gate system.
    • 1 Vehicle per keypad code entry.
    • After entering your gate code then traveling into or out of the facility you need to clear the gate area by at least 20ft, stop, allow the gate to close, and then proceed.
    • NO TAILGATING - NO RUSHING THE GATE

This ensures nobody can enter or exit under your gate code entry.
This ensures that no trespassers can enter the facility.
This is for the safety and protection of your property in storage. The entire gate opening and closing process takes 52 seconds. Ask yourself if you have 52 seconds to ensure your property is properly protected behind a closed gate and appreciate those that take the time to ensure this process.

  • Additionally, if there is a malfunction with the gate you can contact us to fix the issue.

GATE SYSTEM CHANGES: Possible Locked Out or Locked Inside

Soon we will begin testing changes to the gate operating system which will require your gate code to be entered and to exit and any keypad entries must be in this order. Any attempt to enter the gate code at the entry or exit 2 times in a row without an exit between entries will deny the code. Under this change the system will only accept an entry, exit, entry, exit, and so on in this order. Meaning those that are sharing their gate code for service, repair, or other reasons must exit and then escort this person back into and out of the facility. The system will not allow multiple entry attempts or exit attempts in a row.

BASIC REQUIREMENT: This testing and potential change means if the gate code is not entered to get in then it will not allow exit and the tenant will be locked in the facility and must contact the office to get exit instructions and permission. If you have any questions, please contact us.

RENTAL AGREEMENT TERMINATION: Failure to follow the entry and exit procedures may result in non-renewal of the Rental Agreement.

NO TRESPASSING

Only individuals authorized on the rental agreement are allowed access to the facility.

Anyone on the property or in the facility that is not listed on the rental agreement is trespassing.

WARNING: TOWING OF PROPERTY

The following may result in property being towed or moved at the owner’s expense:

  • Any property that is left on the property that is not listed on the Rental Agreement.
    (Including but not limited to vehicles, trailers, motorhomes, or any other person property)
    If you are switching out property or anything you feel you will place in the space temporarily (even if it is one day) it must be approved and listed on the lease otherwise when we do facility inspections and find something that does not belong, then it is at risk of being towed at the owner’s expense since we are not able to connect the property to any rental agreement. Additionally, we must approve any item that is in storage.
  • Any property that is parked in the wrong space.
  • Any property where the rental agreement payment has not been paid for 30 days.
  • Any property that is not entirely parked within the boundaries of the designated space it at risk of being moved by management, adjusted, or towed at the owner’s expense.

We recently completed an audit of all accounts and will be reaching out to those that have items in storage that are not listed on the rental agreement. If you need to update your rental agreement with property that isn’t listed, please contact us. We do weekly inspections of the facility to watch over your property. We often reach out to those that have doors open, vents open and parts that don’t look right to make sure the owners can care for their property. When something is in storage that is not listed this creates a lot of extra work tracking down who owns the property. It is the tenant’s responsibility to maintain the accuracy of the property listed on the lease. Additionally, we do not accept all property for storage and deny items that we do not want in the facility.
